PUBLIC HEARINGS

1. HALES RESIDENCE EXTENSION OF CONSTRUCTION TIME LIMITS / 640 SAUSALITO BLVD (NC 05-003)

PROJECT: An extension of the Construction Time Limits to allow construction to continue to October 16, 2014, 180 days beyond April 19, 2014, the project’s current construction time limit per Zoning Ordinance Section 10.54.100.
RECOMMENDATION: Approval, subject to conditions

2. BUCKWHEAT LLC AND MCSSM LLC LOT LINE ADJUSTMENT / 2320 AND 2330 MARINSHIP WAY (LLA 12-260) Staff: Miranda

MCSSM LLC and Buckwheat LLC (Property Owners)
PROJECT: A Lot Line Adjustment to adjust the lot lines between the four parcels (APN 063-110-27,28,30 and APN 063-050-01) located at 2320 and 2330 Marinship Way.
RECOMMENDATION: Continue to Zoning Administrator meeting on April 28, 2014

3. PERRY FENCE VARIANCE / 11 MILLER AVENUE (VA 14-067)

PROJECT: Variance to construct a fence on the shared property line with 21 Miller Avenue (APN 065-161-05) which will exceed six feet in height.
RECOMMENDATION: Approval, subject to conditions

APPEALS: Any decision of the Zoning Administrator may be appealed by filing an appeal form and the required appeal fee with the Community Development Department within ten (10) calendar days of the date of the decision. If you challenge a decision of the Zoning Administrator in court you may be limited to raising only those issues you or someone else raised at the hearing or on appeal to the City Council.

Materials related to an item on this agenda which are submitted after the distribution of the agenda packet are available for public review at the Community Development Department during normal business hours, at the Zoning Administrator meeting, and at the City’s website (subject to staff’s ability to post the documents prior to the meeting).
